Conditions or Reasons for Planning Application - SB/04/00012
Conditions or Reasons:
1) The proposed dormer window extension would, because of its size, unsympathetic design and its relationship to the adjoining property be out of character with the existing dwelling and other similar properties in the locality, harmful to the visual amenities of the street scene. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies H9 and BE11 of the South Bedfordshire Local Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The proposed development makes inadequate provision for the on-site parking of vehicles and is likely to lead to an increase in on-street parking resulting in conditions prejudicial to highway and pedestrian safety. The proposal is therefore contrary to Policy T4 of the South Bedfordshire Local Plan and Policy T1 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
