Conditions or Reasons for Planning Application - SB/04/00063
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the proposed extension.
REASON: To protect the amenity of neighbouring residents.
(Policies H9, S.B.L.P.; H8, S.B.L.P.F.R.D.).
4) A 2 metre high wall or fence shall be erected in the position shown in blue on the Site Layout Plan before the development is first occupied and thereafter retained.
REASON: To protect the privacy of the occupiers of adjoining properties.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
5) Notwithstanding the details submitted on the Site Layout Plan, Floor Plans and Elevations, the north-west elevation of the proposed Bedroom 4 shall be sited a minimum of 1 metre away from the adjacent curtilage boundary.
REASON: In order to retain adequate visual separation between properties.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
6) This permission relates only to the details shown on the Site Location Plan, Site Layout Plan, Floor Plans and Elevations received 05/03/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
