| Conditions or Reasons: | 1)
The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990. |
2)
New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the proposed extension.
REASON: To protect the amenity of neighbouring residents.

A 2 metre high wall or fence shall be erected in the position shown in blue on the Site Layout Plan before the development is first occupied and thereafter retained.
REASON: To protect the privacy of the occupiers of adjoining properties.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.). |

Notwithstanding the details submitted on the Site Layout Plan, Floor Plans and Elevations, the north-west elevation of the proposed Bedroom 4 shall be sited a minimum of 1 metre away from the adjacent curtilage boundary.
REASON: In order to retain adequate visual separation between properties.

This permission relates only to the details shown on the Site Location Plan, Site Layout Plan, Floor Plans and Elevations received 05/03/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt. |
