Conditions or Reasons for Planning Application - SB/04/00106
Conditions or Reasons:
1) The proposed development would, because of its size, siting, design and parking layout be out of character with other properties in Five Oaks, and harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2, H6, T1 and BE8 of the South Bedfordshire Local Plan Review.
2) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
3) If permitted, the proposal would create a precedent whereby it would be difficult for the District Planning Authority to resist similar proposals to the further detriment of the locality.
