Conditions or Reasons:
1) The proposal would involve backland development without adequate road frontage resulting in an unsatisfactory standard of development which would be both out of character with the surrounding area and detract from the amenity of the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2, H6 and BE8 of the South Bedfordshire Local Plan Review.
2) If permitted, the proposal would create a precedent whereby it would be difficult for the District Planning Authority to resist similar proposals to the further detriment of the locality.
