Conditions or Reasons:
1) The proposed dormers, by virtue of their size, siting and unsympathetic and incongruous design would be out of character with the existing dwelling and would be harmful to the street scene and the amenity of nearby residents. The proposal is therefore contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed boundary wall would, by virtue of its design, brick construction and likely adverse impact on the existing hedge be out of character with the local area and harmful to the visual amenities of the street scene. The proposal is therefore contrary to Policy BE8 of the South Bedfordshire Local Plan Review.
