Conditions or Reasons for Planning Application - SB/04/00240/FULL
Conditions or Reasons:
1) The proposed dwelling, covered way and parking area would result in undue noise, disturbance and general activity, and additional traffic movements, amounting to an over-intensive use of the site. The proposal would accordingly be harmful both to the residential amenity which neighbouring occupiers could reasonably expect to enjoy, and to the established character of the area. The proposal is therefore contrary to Policies H9 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its height and massing, appear unduly overbearing and result in loss of light to Number 7 Woburn Road which would be harmful to the amenity of its residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
3) The access to be used has a substandard vehicle to pedestrian visibility and a substandard vehicle to vehicle visibility to Old Linslade Road. The intensification in the use of this access, if permitted, would lead to conditions of danger, inconvenience and obstruction to users of the premises and of the highway, particularly since it is likely that vehicles would not enter and leave the site in forward gear. The proposal is therefore contrary to Policy T1 of the South Bedfordshire Local Plan Review.
