| Conditions or Reasons: | 1)
The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. |

This permission extends only to the housing and keeping of racing greyhounds, as distinct from coursing greyhounds and other breeds, and shall not extend to the use of the premises for breeding or boarding of dogs on a commercial basis. REASON: To ensure that control is exercised over the use to avoid the risk of excessive noise to sensitive receptors and excessive activity in the Green Belt. (Policies 10, 24, 29, B.S.P.; GB1, NE1, BE8, S.B.L.P.R.). |

Notwithstanding details indicated on the approved plans full details of all fencing and its location shall be submitted to and approved in writing by the District Planning Authority before the use commences. REASON: To safeguard the openness of the Green Belt and important landscape. (Policies 6, 7, 8, 10, 24, 29, B.S.P.; NE1, NE2, NE3, BE8, GB1, S.B.L.P.R.). |

Before development begins, a landscaping scheme to screen perimeter fences shall be submitted to and approved in writing by the District Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the erection of the adjacent fence (a full planting season means the period from October to March). The shrubs shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established. REASON: To ensure a satisfactory standard of landscaping. (Policies 8, 10, 24, 29, B.S.P.; GB1, NE1, BE8, S.B.L.P.R.). |

The maximum number of dogs which may be kept on the site at any time shall not exceed 16, or such other figure as may be agreed in writing by the District Planning Authority. REASON: To exercise control over the scale of the activity in the Green Belt. (Policies 24, 29, B.S.P.; GB1, NE1, S.B.L.P.R.). |

Before the use hereby permitted commences details of a scheme for the disposal of animal waste shall be submitted to and approved in writing by the District planning Authority. REASON: To safeguard the amenity of nearby residential properties and users of adjacent land. (Policies 10, B.S.P.; BE8, S.B.L.P.R.). |

This permission is for the sole benefit of Mr and Mrs P Ephremsen and Mr M Wale and shall extend to no other person, partnership, firm or company. REASON: To ensure the retention of planning control by the District Planning Authority on the disposal of the present applicant's interest in the land and buildings on the grounds that the character of the use would be largely influenced by the operator. (Policies 10, 24, 29, B.S.P.; GB1, NE1, BE8, S.B.L.P.R.). |

None of the site edged red shall be used for the parking of vehicles except for the purposes of loading and unloading. REASON: To safeguard the unrestricted use of the access track and to avoid visually intrusive long-term parking of commercial vehicles. (Policies 6, 7, 8, 10, 24, 29, B.S.P.; NE1, NE2, NE3, NE12, BE8, GB1, S.B.L.P.R.). |

This permission relates only to the details shown on the site location plan received 15/03/04 and drawings 03256/100 and 103 received 23/02/04 and 03256/101, 102 and 104 received 15/03/04 or to any subsequent appropriately endorsed revised plan. REASON: To identify the approved plan/s and to avoid doubt. |
