Conditions or Reasons for Planning Application - MB/00/00523/RM
Conditions or Reasons:
1) 1. No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed before the buildings are occupied. Development shall be carried out in accordance with the approved details.
2. Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.
3. Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no works shall be commenced for the extension of the building(s) or any material alteration of its external appearance until detailed plans and elevations have been submitted to and approved in writing by the Local Planning Authority.
4. The permission shall extend only to the application as amended by letter and plans received on the 25th May 2000.
5. No development development shall commence until details have been submitted and approved of the content and siting of a Local Area for Play within the adjacent open space. The play area shall be provided as approved prior to the occupation of the dwellings.
6. Visibility splays shall be provided at the junction of the access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 4.5m measured along the centre line of the proposed access from its junction with the channel of thepublic highway and 45.0m measured from the centre line of the proposed access along the line of the channel of the public highway. The required vision splays shall, on land in the applicant's control, be kept free of any obstruction exceeding a height of 1.05m.
7. The acoustic fence and bund shown along the south eastern boundary of the site on approved plan no. 1922/6A shall be constructed according to the detail shown before plots 7-16 are occupied. Reasons ------- 1. To protect the amenities of occupiers of neighbouring dwellings. 2. To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality. 3. To exclude certain development rights under the said Development Order with a view to safeguarding the appearance of the building and ensure a satisfactory standard of future development. 4. For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority. 5. To ensure an adequate play area for occupants of the development. 6. To provide adequate visibility between the existing highway and the proposed access and to make the access safe and convenient for the traffic which is likely to use it. 7. To protect the amenities of the occupiers of these houses. Signed......................
