Conditions or Reasons:
1) 1. The proposed development would be contrary to Policies H4 and NE3 of the Adopted Mid Beds Local Plan and Policies HO6 and CS19 of the Mid Bedfordshire Local Plan First Review Deposit Draft (as proposed to be changed) which seek to restrict residential development to sites within the defined village development limits to protect the open countryside for its own sake. The site is outside the village limits as defined in the Mid Bedfordshire Local Plan and is not classified as a settlement due to the size, character and shortage of facilities in Wootton Green. There is no justification for an exception to be made to this policy. 2. The erection of the proposed dwellings would appear as a consolidation of the existing loosely knit group of development (increasing the built-up appearance of this hamlet) to the detriment of its rural character and appearance. It would also set an undesirable precedent for further development on the gaps in development which would be to the further detriment of the rural character of the area. Signed......................
