Conditions or Reasons:
1) The proposed development, by reason of its size and bulk and its siting in close proximity to the side and front boundaries of the site, would appear cramped on its plot to the detriment of the visual amenity of the street scene and the established character of the locality. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
