Conditions or Reasons for Planning Application - MB/02/00259/OUT
Conditions or Reasons:
1) The proposed development, by nature of its location outside the Settlement Envelope, would have a detrimental impact on the visual appearance and rural character of the locality. No evidence has been submitted with this application to show that any special circumstances apply. As such the proposal is contrary to PPG7, policies 1 & 35 of the Bedfordshire Structure Plan Adopted March 1997, policies H4 and NE3 of the MBLP Adopted 1993, and policies HO6 & CS19 of the MBLP First Review (Deposit Draft) 1997.
2) The proposal constitutes an undesirable infilling of sporadic existing ribbon development to the detriment of the rural character of the area. As such the proposal is contrary to policy DPS12 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997.
