Conditions or Reasons:
1) The proposed development by reason of its overall size, siting and massing would appear as an overbearing, prominent and incongruous feature, detrimental to the visual amenity of the occupiers of No. 34 Old Road and of the area generally. The proposal is not in conformity with the principles of good design and is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
