| Conditions or Reasons: | 1)
The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. |
2)
New external brickwork and roofing materials shall match those of the existing building as closely as possible. REASON: To ensure that the development is in keeping with the existing building. (Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R). |

Any garage or car port shall only be used for purposes incidental to the use of the dwelling for residential purposes and no trade or business shall be carried out therefrom. REASON: To prevent the introduction of any commercial use. (Policy BE8, S.B.L.P.R). |

Notwithstanding the provisions of Article 3, Schedule 2, Part 1, Class A, Class B or Class C of the Town & Country Planning (General Permitted Development) Order 1995, (including any Order revoking or re-enacting that Order, with or without modification) no balustrading, or similar means of enclosing any part of the roof area, (including any roof void) of the extension hereby permitted, shall be erected (or otherwise installed), nor shall any part of the said roof area be used as a balcony, roof garden, amenity or other sitting out area or similar purpose. REASON: To protect the privacy of the occupiers of adjoining properties. (Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R). |
