The proposed dwelling will by reason of its size and siting have an overbearing impact on the residential amenity and privacy of adjoining dwellings contrary to Policy BE1 of the Mid Bedfordshire Local Plan and Policy DPS6(DPS5) of the Mid Bedfordshire Local Plan First Review Deposit Draft and Guideline 25 of Supplementary Planning Guidance - Designing Quality Housing Schemes - A Residential Design Guide - Adopted June 1997. 2. The dwelling by reason of its size, siting and amount of land available will result in the loss of important natural features and lead to a cramped form of development which is harmful to the character and appearance of the area contrary to Policy BE1 of the Mid Bedfordshire Local Plan and Policies DPS9(DPS8) and DPS6(DPS5) of the Mid Bedfordshire Local Plan First Review Deposit Draft.
