Conditions or Reasons for Planning Application - SB/04/00569/FULL
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) The study/garage shall only be used for residential purposes incidental to the use of the dwelling and no trade or business shall be carried out therefrom without the written consent of the District Planning Authority.
REASON: To prevent the introduction of any commercial use.
(Policy BE8 S.B.L.P.R)
4) The new window frames and door shown on Drawing No. 1420-3A and agreed in writing by the applicant's agent letter dated 23/06/04 shall only be constructed in timber and there shall be no variation without the written approval of the District Planning Authority.
REASON: To ensure that the development is in keeping with the existing building.
(Policy BE8; S.B.L.P.R.).
5) This permission relates only to the details shown on Drawing No. 1420-3A received 29/04/04 and the applicant's agent fax-letter received 23/06/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
