Conditions or Reasons:
1) The proposed dwellinghouse, by reason of its size and siting, would occupy land which is intended to be used as a footway alongside the access road to a residential development now being implemented on adjacent land. It would also, taking into account the design of the proposed dwellinghouse, present a 2-storey facade across most of this site width which would be overbearing onto Wallace Drive and the access road and give the appearance of cramped development. The proposal would be out of character with the adjacent residential area and the character of the Eaton Bray Conservation Area and would consequently be contrary to Policies 10, 13 and 35 of the Bedfordshire Structure Plan 2011 and Policies BE4, BE5, BE8 and H2 of the South Bedfordshire Local Plan Review.
