Conditions or Reasons:
1) The proposed first floor extension by virtue of its size, siting and massing would appear unduly obtrusive in the street scene to the detriment of the character of the locality and would result in overshadowing of the adjoining property No.4 Bower Close detrimental to the amenities of the occupiers of that property. The proposal is not in conformity with the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
