Conditions or Reasons for Planning Application - SB/04/00692
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the east facing flank elevations of the proposed extension.
REASON: To protect the amenity of neighbouring residents.
(Policy H8 S.B.L.P.R).
4) Any garage or car port shall only be used for purposes incidental to the use of the dwelling for residential purposes and no trade or business shall be carried out therefrom.
REASON: To prevent the introduction of any commercial use.
(Policy BE8, S.B.L.P.R).
5) Notwithstanding the detail shown on the approved plan, the driveway length in front of the garage shall be at least 5.0m as measured from the garage doors to the highway boundary, and an up-and-over electrically operated garage door shall be incorporated of a type that is remotely controlled from the vehicle using the garage. This type of door and remote controlled devise shall be installed before the garage is first used and shall thereafter be permanently retained unless otherwise agreed in writing by the District Planning Authority.
REASON: To avoid the need to park across the footway whilst the garage door is being opened, thereby avoiding obstruction of the public footway.

6) This permission relates only to the details shown on Drawings No's. P/2035/P/10-, P/2035/P/07-, P/2035/E/03, P/2035/E/02, P/2035/E/01-, P/2035/P/08B, P/2035/P/09B and P/2035/E/04- and the Site Location Plan received 26/05/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
