Conditions or Reasons:
1) The proposed development would, because of the size and design of the proposed first floor accommodation and its proximity to the curtilage boundary with Number 14 Gemini Close, result in a cramped form of development and an unbalancing effect of the semi-detached pair, which would be detrimental to the character and amenity of the streetscene. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
