Conditions or Reasons:
1) The proposed dwelling, covered way and parking area would result in undue noise, disturbance and general activity, and additional traffic movements, amounting to an over-intensive use of the site. The proposal would accordingly be harmful both to the residential amenity which neighbouring occupiers could reasonably expect to enjoy, and to the established character of the area. The proposal is therefore contrary to Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
