Conditions or Reasons:
1) The proposed extension would, because of its size, siting and appearance, result in a disproportionate increase in the size of the original dwelling so being inappropriate in and adversely affecting the openness of the Green Belt. The proposal is therefore contrary to Policy 24 of the Bedfordshire Structure Plan 2011 and Policies GB1 and H13 of the South Bedfordshire Local Plan Review.
2) To permit the proposed development on land which is located in predominantly open countryside within the Green Belt and against a background of existing planning policies would establish a precedent whereby it would be difficult for the District Planning Authority to resist other similar proposals elsewhere in its area.
3) The proposed development, by reason of its height, size and siting, in close proximity to a protected Ash tree, would encroach into the canopy of this tree, resulting in disfigurement of the crown and hindrance of its natural development. Also, the foundations of the proposed development would cause significant damage to that tree¿s roots. The resultant harm to the tree would have a detrimental effect on its health and appearance, which would harm the character and visual amenity of the locality. The proposal is therefore contrary to Policies 4 and 10 of the Bedfordshire Structure Plan 2011 and Policies NE1, NE4 and BE8 of the South Bedfordshire Local Plan Review.
