Conditions or Reasons:
1) The proposed dormer windows by reason of their relation to no. 122 Luton Road would result in an unacceptable level of overlooking of that property to the detriment of the reasonable enjoyment of the occupiers of that property. The proposal is not in conformity with the principles of good design and is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed rear extension by reason of its excessive depth and massing would appear as an incongruous and overbearing form of development to the detriment of the residential amenity of the occupiers of no. 126 Luton Road. The proposal is not in conformity with the principles of good design and is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
