Conditions or Reasons:
1) The proposed extensions would, because of their siting in close proximity to the hedge on the north-western property boundary, cause significant harm to the present and future growth of the hedge would reduce its effectiveness as a natural demarcation of adjacent open Green Belt and would disrupt the continual hedgerow line and cause visual discontinuity and discord in the landscape. The proposal is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies NE4 and BE8 of the South Bedfordshire Local Plan Review.
