Conditions or Reasons for Planning Application - SB/04/00795
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) Before development begins and not withstanding details submitted with the application, a scheme for the parking of vehicles on the site shall be submitted to and approved in writing by the District Planning Authority. The scheme shall comply with the standards of the District Planning Authority and shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
REASON: To ensure provision for car parking clear of the highway.

3) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls, roofs and fenestration of the building shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).
4) The proposed office shall only be used for purposes within Class B1 (a) of the Town and Country Planning (Use Classes) Order 1987, (or any order amending and re-enacting that Order) and shall not be used for any other purposes, including ancillary residential ancillary accommodation, without the prior express permission of the District Planning Authority.
REASON: To enable the District Planning Authority to excercise control over the development.
(Policies 24, BSP; GB1 & BE8, S.B.L.P.R.).
5) This permission relates only to the details shown on the Site Location Plan and Drawing No. 73CH 003 received 15/06/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
