Conditions or Reasons:
1) The proposed two storey extension would, because of its size, siting and incongruous design, be out of character with the existing dwelling and other similar properties in the locality and would appear unduly overbearing when viewed from the adjoining property no. 175 Chiltern Road to the detriment of the amenities of the occupiers of that property. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
