Conditions or Reasons for Planning Application - SB/04/00803
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) The development shall only be used as an annexe/extension to the dwelling and shall not be occupied as a separate or self-contained dwelling unit, and no additional or alternative entrance to the annexe/extension shall be provided without the prior written approval of the District Planning Authority.
REASON: To prevent the establishment of a separate residential unit in this predominantly family dwelling area and where consideration would be required regarding the adequacy of amenity land and parking provision.
(Policies GB1 & BE8 S.B.L.P.R).
4) This permission relates only to the details shown on Drawing No. xxxx-JM-02 received 17/06/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
