Conditions or Reasons for Planning Application - SB/04/00811/FULL
Conditions or Reasons:
1) To permit the office and associated uses would result in the establishment of a business run from the property, the nature of which is considered to be detrimental to the amenities of nearby occupiers in a predominantly residential area by reason of unacceptable noise and environmental nuisance resulting from the number of visits from employees and the type and number of lorries and vehicles servicing the use daily. The development is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, and Policies BE8 and E5 of the South Bedfordshire Local Plan Review.
2) The development would lead to the use of an existing heavily parked road which is not of adequate standard to safely and satisfactorily accommodate service vehicles generated by the development, without prejudice to the safety and convenience of other users of the public highway. The proposal is therefore contrary to Policy 42 of the Bedfordshire structure Plan 2011,and Policy T1 of the South Bedfordshire Local Plan Review.
