Conditions or Reasons:
The operations described in the First Schedule constitute building operations within the meaning of Section 55(1) of the Act and thus require planning permission by reason of Section 57(1) of the Act.
The operations do not constitute permitted development within Class B of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 because by reason of Paragraph B.1.d of the said class the cubic content of the resulting building would exceed the cubic content of the original dwellinghouse by more than 70 cubic metres.
