1. The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. 2. All plant, machinery and equipment (including refrigeration and air conditioning systems, and public address and other amplified sound systems) to be used by reason of this permission shall be so installed, maintained and operated as to prevent the transmission of noise and vibration into any neighbouring premises and places of public resort. A scheme providing for the attenuation of noise and vibration shall be submitted to and approved in writing by the District Planning Authority before works commence on site. REASON: To prevent nuisance from noise and vibration and to safeguard the amenities of the area. (Policies BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). 3. Before development begins, details of a scheme for the neutralisation of all effluvia from the processes of cooking etc. including details of the appearance, finish and siting of any ducting shall be submitted to and approved in writing by the District Planning Authority. The scheme as approved shall be installed before the use commences and shall subsequently be retained in full operational condition. REASON: To prevent nuisance arising from the development and to safeguard the amenities of the area. (Policies BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). 4. The premises shall at all times be provided with a window display, the design of which shall first be submitted to and approved in writing by the District Planning Authority. REASON: To ensure a satisfactory appearance of the premises in respect of the vitality and character of this part of the town centre which is situated in the Dunstable Conservation Area and in the interests of visual amenity and to provide an element of customer attraction. (Policies 13 & 51, B.S.P.; BE5 & 6, SH2, S.B.L.P.; BE4 & 5, SH2, S.B.L.P.F.R.D.). 5. This permission relates only to the details shown on the site location plan received 23/03/00 and Drawing No. 01 received 13/03/00 or to any subsequent appropriately endorsed revised plans. REASON: To identify the approved plans and to avoid doubt. NOTE ---- In accordance with the Town and Country Planning (General Development Procedure) (England) (Amendment) Order 2000, the reason for any condition above relates to the Policies as referred to in the Bedfordshire Structure Plan 2011 (B.S.P.), South Bedfordshire Local Plan (S.B.L.P) and South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes) (S.B.L.P.F.R.D.). |
