Conditions or Reasons:
1) The proposed development by reason of its overall size, siting and massing would appear as an overbearing, prominent and incongruous feature and would be likely to lead to an unacceptable level of visual dominance and potential overshadowing, to the detriment of the residential amenity of the occupiers of the adjoining property, no.2 South Street. The proposal is not in conformity with principles of good design and is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H2 and H6 of the South Bedfordshire Local Plan Review.
