Conditions or Reasons:
1) The proposed development would, because of its height, proportions and unsympathetic design, result in overlooking and loss of privacy to adjoining properties, and be harmful to the amenity of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
2) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The encroachment of the development onto part of the green, open space on the eastern side of the site would have an adverse effect on the overall appearance of the estate and would harm the special character of the Manor Road Area of Special Character. The proposal is therefore contrary to the principles of good design set out in Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies H2, H6, BE6 and BE8 of the South Bedfordshire Local Plan Review.
