Conditions or Reasons for Planning Application - SB/04/01086
Conditions or Reasons:
1) This permission is for the sole benefit of Housing Action Zone Limited and shall extend to no other person, partnership, firm or company.
REASON: To ensure the retention of planning control by the District Planning Authority on the disposal of the present applicant's interest in the land and buildings.
(Policies 10 & 24, B.S.P.; GB1, NE12 & BE8, S.B.L.P.R.).
2) The premises shall only be used as a low cost housing unit and for no other purpose including any other purpose in Class C3 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any order revoking and re-enacting that Order with or without modification).
REASON: To control the development in the interests of amenity.

3) Not more than 40 persons shall reside at Haz Manor at any one time.
REASON: To ensure proper control over the development in the interests of the amenity of the area.
(Policies 10, B.S.P.; BE8, S.B.L.P.R.).
4) The land and buildings shall only be used in association with the low cost housing unit hereby permitted and no trade or business shall be carried out therefrom.
REASON: To prevent the introduction of any commercial use.
(Policies 10 & 24, B.S.P.; GB1 & BE8, S.B.L.P.R.).
5) There shall be no storage or use of specialist sound amplification equipment on land or within buildings such that may be used to provide a music service for any private party, pay party or other similar event that could be held at the site.
REASON: To protect the amenity of neighbouring residential properties and the Pasque Hospice.
(Policies 10, B.S.P.; BE8, S.B.L.P.R.).
6) No operation or activity shall be carried out within the site or buildings which, by reason of noise, general disturbance or other form of pollution, would be detrimental to the amenity enjoyed by the occupants of neighbouring properties, particularly dwellings and the Pasque Hospice in Great Bramingham Lane and dwellings in Gatehill Gardens and Hayton Close, Luton and Barton Road, Streatley.
REASON: To protect the amenity of neighbouring residential properties and the Pasque Hospice.

7) This permission relates only to the details shown on the Site Location Plan received 19/08/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
