Conditions or Reasons:
1) The South Bedfordshire Local Plan Review seek to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review and the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
