Conditions or Reasons:
1) The proposed replacement garage, by reason of its height, length and choice of materials in relation to nearby residential properties, would have an unacceptably overbearing impact on the amenities of the occupiers of these properties and would intensify the presence of a non-conforming use in a primarily residential area to its further detriment. This harm is considered not to be outweighed by any material consideration arising from an opportunity to screen and condition the commercial use. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and E5 of the South Bedfordshire Local Plan Review.
