Conditions or Reasons:
1) The proposed extension would cause significant harm to the present and future growth of the hedge which defines the north western boundary of the property, would reduce its effectiveness as a natural demarcation of the adjacent Green Belt, would disrupt the continual hedgerow line and so cause visual discontinuity and discord in the landscape. The proposal is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies NE6 and BE8 of the South Bedfordshire Local Plan Review.
