Conditions or Reasons for Planning Application - SB/04/01245
Conditions or Reasons:
1) The proposed development by reason of its overall size, siting and massing would appear as an overbearing, prominent and incongruous feature and would be likely to give rise to an unacceptable level of overlooking into and have an oppressive relationship with the occupiers of the adjoining properties, Nos. 1, 2 and 3 Baker Street to the detriment of their residential amenity . The proposal is not in conformity with principles of good design and is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H2 and H9 of the South Bedfordshire Local Plan Review.
2) The application site is too restricted in size for the proposed development which by virtue of its excessive bulk and size would result in overdevelopment of the plot detrimental to the visual amenity of the adjoining residential properties and the established character of the area. The proposal is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H6 of the South Bedfordshire Local Plan Review.
