Conditions or Reasons:
1) The proposed dwelling, by reason of its size, bulk and siting in close proximity to the highway boundary, would appear out of keeping and unduly intrusive in the street scene to the detriment of the character and appearance of this section of the Barton Conservation Area, and would have an adverse impact on the setting of the adjoining Listed Building. The proposal is therefore contrary to Policies 10 and 13 of the Bedfordshire Structure Plan 2011 and Policies BE2, BE4, BE5, BE8 and H2 of the South Bedfordshire Local Plan Review.
