Conditions or Reasons for Planning Application - SB/04/01258
Conditions or Reasons:
1) The proposal by reason of its size, scale and siting would constitute cramped development, would give rise to conditions of overlooking into and have an oppressive relationship with adjacent properties, harmful to the residential amenity of adjoining occupiers and the character of the area. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The proposed development by reason of its size, bulk and siting in close proximity to 3 Silver Birch Trees which make a significant contribution to the visual amenity of the area, would be likely to result in the loss of those trees to the detriment of the character and appearance of the area. The proposal is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies NE4 and BE8 of the South Bedfordshire Local Plan Review.
