Conditions or Reasons for Planning Application - SB/04/01303
Conditions or Reasons:
1) Within three months of the date of this permission a landscaping scheme to include any hard surfaces and earth mounding shall be submitted to and approved in writing by the District Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established.
REASON: To ensure a satisfactory standard of landscaping.

2) All new external brickwork and roofing materials shall match as closely as possible that of the existing building.
REASON: To ensure that the permitted development is in keeping with the existing building.
3) The building hereby permitted shall only be used for the stabling of horses kept solely for private recreational use and storage of related equipment and for no other purposes and no trade or business shall be carried out therefrom, including business associated with teaching equestrian skills.
REASON: To prevent the introduction of any commercial use.

4) Liquid and solid animal/vegetable wastes and associated contaminated waters shall be stored and disposed of in a manner that will not lead to pollution of surface and underground waters.
REASON: To prevent pollution of the water environment.
(Policies; 10, B.S.P.; BE8, S.B.L.P.R.).
5) This permission relates only to the details shown on Drawing No. 1440-2 and 1440-3 received 13/10/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
