Conditions or Reasons:
1) The proposed extension would, because of its excessive height, massing and depth, result in an unacceptably overbearing effect and loss of light, which would be harmful to the living conditions of neighbouring residents at Numbers 26 and 30 Rosebery Avenue. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
