Conditions or Reasons for Planning Application - SB/04/01444
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) The premises shall only be used for a dental practice and physiotherapy practice and for no other purpose in Class D1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any order revoking and re-enacting that Order with or without modification).
REASON: To control the development in the interests of amenity.

3) The land and buildings shall not be open to the public outside the hours of 0800 and 2000 on Mondays to Saturdays, nor at any time on Sundays, Bank or Public Holidays.
REASON: To protect the amenities of the area.

4) Before the premises are occupied all on site vehicular areas shall be surfaced in a manner to the District Planning Authority¿s approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
REASON: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises.

5) All plant, machinery and equipment (including refrigeration and air conditioning systems) to be used by reason of this permission shall be so installed, maintained and operated as to prevent the transmission of noise and vibration into any neighbouring premises.
REASON: To prevent nuisance from noise and vibration and to safeguard the amenities of the area.

6) This permission relates only to the details shown on the Site Location Plan received 11/11/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
