Conditions or Reasons:
The South Bedfordshire Local Plan review seeks to ensure the retention of adequate separation between buildings which, in the case of a first floor extension and property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, and would result in cramped development which would detract form the character of the area, and is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
