Conditions or Reasons:
1) The South Bedfordshire Local Plan seeks to ensure the retention of adequate separation between buildings which, in the case of a first floor extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2001 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
