Conditions or Reasons for Planning Application - SB/04/01565
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposal would therefore conflict with Policy 24 of the Bedfordshire Structure Plan 2011 and Policy GB1 of the South Bedfordshire Local Plan Review whereby, within the Green Belt, permission will not be granted except in very special circumstances for development for purposes other than agriculture and forestry, mineral working, small scale facilities for outdoor sport and outdoor recreation or other uses appropriate to a rural area which preserve the openness of the Green Belt. No special circumstances have been established in this case.
2) The South Bedfordshire Local Plan Review state that proposals for the re-use of redundant agricultural buildings in the Green Belt is only appropriate if they are of permanent and substantial construction, capable of conversion without major or complete reconstruction and their extension is not required. The proposal does not meet these criteria, would constitute inappropriate development within the Green Belt, and is therefore contrary to Policy 24 of the Bedfordshire Structure Plan 2011 and Policies GB1 and NE12 of the South Bedfordshire Local Plan Review.
