Conditions or Reasons:
1) The proposed development would, because of its size, bulk and siting, be out of character with the existing dwelling and other similar properties in the rural locality, Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Polies 6, 7 and 10 of the Bedfordshire Structure Plan 2011 and Policies NE2, NE3, BE8 and H8 of the South Bedfordshire Local Plan Review.
