Conditions or Reasons for Planning Application - SB/05/00004/FULL
Conditions or Reasons:
1) The proposed flat roof first floor extension would, because of its siting and incongruous design, be out of character with the existing dwelling and other similar properties in the locality, harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed single storey element of the rear extension would, because of its size and positioning be unduly overbearing and result in an unacceptable loss of light to and overshadowing of the adjoining property, number 16 Capron Road, detrimental to the residential amenities of the occupiers of that property. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
