Conditions or Reasons for Planning Application - SB/05/00022
Conditions or Reasons:
1) The proposed bungalow represents an unacceptable form of backland development, and, having regard to the inadequate level of separation would because of its siting, size and massing be likely to have an oppressive relationship with the adjacent properties, no.26 Heath Road and no.1 Clarence Road, harmful to the amenities of the occupiers of those properties. It would therefore be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H2 and H6 of the South Bedfordshire Local Plan Review.
2) The proposed development makes inadequate provision for a satisfactory vehicular access to serve the development and is likely to lead to an increase in congestion and additional hazards for highway users. Accordingly, the proposal conflicts with Policy 42 of the Bedfordshire Structure Plan 2011 and Polciy T1 of the South Bedfordshire Local Plan Review.
