Conditions or Reasons for Planning Application - MB/02/00339/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The stables hereby granted shall not be used in association with any commercial or livery use but shall be used in association with the domestic use of the property known as 'Treetops'

Reason: To define the permission hereby granted in the interest of the visual amenities of the area and the amenities of nearby residents.
3) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
4) Details of surface water drainage for the site shall be submitted to and approved by the Local Planning Authority before any work on the site commences. The drainage works shall be constructed in accordance with the approved plans before any part of the development is brought into use.

Reason: To ensure that adequate surface water drainage is provided to prevent water pollution and flooding.
5) The permission shall extend only to the application as amended by plans received on 27.03.02 and 05.04.02.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
6) Details of the storage and disposal of manure shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of the development hereby permitted. Only the approved details shall be implemented.

Reason: To ensure satisfactory storage and disposal of manure in the interest of the amenities of neighbours and drainage of the area.
7) No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. These details shall include planting plane, including schedule of size, species, positions, density and times of planting. The landscaping works shall be undertaken in accordance with the approved plans no later than the end of the full planting season following the first occupation of the development.

Reason: In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the area.
8) The planting which shall have been approved consequent upon the
submission of the scheme in accordance with Condition 7 above shall be
carried out by a date which shall be not later than the end of the full planting
season immediately following the completion of the development. Thereafter the planting shall be adequately maintained for a period of five years from the date of planting. Any of the trees or shrubs or both which die or are removed, or which become severely damaged or seriously diseased (during the said period of five years) shall be replaced with trees or shrubs or both, as the case may be, of similar size and species to those originally required to be planted and the same shall be maintained until properly established.

Reason: In order to ensure that the planting is carried out within a reasonable period in the interest of the visual amenities of the area.
