Conditions or Reasons:
1) 1. Before development begins, the approval of the District Planning Authority shall be obtained in respect of all of the reserved matters, namely the siting, design, external appearance, means of access, and landscaping of the site. REASON: To comply with Article 3(1) of the Town and Country Planning (General Development Procedure) Order 1995. 2. a. Application for the approval of the reserved matters shall be made to the District Planning Authority within three years from the date of this permission; b. The development shall begin not later than whichever is the later of the following dates: i. five years from the date of this permission, or ii. two years from the final approval of the reserved matters or, if approved on different dates, the final approval of the last such matter to be approved. REASON: To comply with Section 92 of the Town and Country Planning Act 1990. 3. Any garage or car port and any access thereto shall only be used for purposes incidental to the use of the dwelling for residential purposes and no trade or business shall be carried out therefrom. REASON: To prevent the introduction of any commercial use. 4. This permission relates only to the details shown on the site location plan received 11/04/00 or to any subsequent appropriately endorsed revised plan. REASON: To identify the approved plan and to avoid doubt. INFORMATIVE Regard should be had to appropriate distance of any new house from the large tree on the adjoining Ambulance Station land, and BS 5837 : 1991 should be consulted.
