Conditions or Reasons:
1) The proposed garage, by reason of it's size, bulk, prominent siting and visual impact, would constitute an unacceptably obtrusive development in the street scene, which would be out of character with the vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed development would lead to the loss of a significant area of grassed amenity land that serves to soften the visual appearance of the area. The loss of this land would be to the detriment of the visual amenity of the locality. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
